A townhome project on Duluth Highway has reached a new permitting milestone. Gwinnett County issued a residential development permit Aug. 13 for McDaniel Preserve at 2449 Duluth Highway, according to the county’s weekly development-cases report published Monday.
The permit, RESDEV2026-00018, identifies Walker Anderson Homes as the developer and describes the project as a new townhouse subdivision. The report also says the property is outside city limits, despite its Duluth mailing address, making this an unincorporated Gwinnett County project.
McDaniel Preserve follows a rezoning approved earlier this year. On Feb. 17, the Board of Commissioners approved REZ2025-00025 with changes on a 3-2 vote. That case covered 20.87 acres at 2449 Duluth Highway and the 2800 block of McDaniel Road, changing the zoning from C-2 and O-I to R-TH for 170 townhouses. County planning staff and the Planning Commission had both recommended approval with conditions.
The new permit is a meaningful step, but the status needs to stay precise. The Aug. 13 report says “permit issued”; it does not establish that physical construction has begun. It also lists no lot or unit count for this permit and shows 0.00 acres in the weekly report. For that reason, the 170-townhome figure comes from the earlier rezoning case and should not be read as 170 building permits.

The project moves a previously approved townhouse development closer to site work along a busy Duluth Highway corridor. For nearby owners and buyers, the important change is that McDaniel Preserve is no longer just an approved zoning case; it has entered the development-permitting stage.
What happens next
The next milestone is evidence of physical site work and, later, building permits.
