A 63-home single-family development is taking shape just west of downtown Lawrenceville, adding a new batch of detached homes within walking distance of the city’s historic core.
Kittle Homes is developing Grove Park Village at 534 W. Crogan St., across from Central Gwinnett High School. Urbanize Atlanta reported on July 14 that construction was underway. Kittle’s July project announcement said homes would start in the $700,000s, with sales expected to begin in spring 2027.
What’s being built
Grove Park Village is planned as 63 detached homes designed by residential architect Stephen Fuller. Kittle says floor plans will range from roughly 2,600 to more than 4,000 square feet, with three- and four-bedroom layouts. The community plan also includes green space and a dog park.
The location is a major part of the story. The site sits at 534 W. Crogan St., a little more than half a mile by foot from Lawrenceville’s historic downtown, according to Urbanize Atlanta. That places new single-family ownership housing near the restaurants, government buildings, events and other destinations clustered around the downtown core.
Recent growth around downtown Lawrenceville has included apartments and townhomes as well as civic and commercial investment. Grove Park Village adds another housing type to that mix: detached homes at a comparatively high starting price.
Why it matters
For prospective residents, the project creates a new-construction option close to downtown rather than in a farther-out subdivision. But with announced prices starting in the $700,000s, Grove Park Village is not an affordability story; it is aimed at a higher-priced segment of the local market.
For homeowners and real-estate professionals, the project is another sign that development around Lawrenceville’s core is continuing to spread into nearby residential sites. That does not tell us what the project will do to surrounding home values, traffic or school enrollment, and those effects should not be assumed from the development alone.
What happens next
Kittle’s dated July announcement said sales were expected to begin in spring 2027. The company’s current project page now contains mixed timing language, including “Coming Soon — Spring 2027” and a separate note that available homes are “Coming Late 2026.”
Because those references do not perfectly align, the exact first-home availability date remains uncertain. For this August 1 briefing, the clearest dated guidance available was the developer’s spring 2027 sales target.
